Sample Eviction Letter to Family Member
An Eviction Letter to a Family Member is a formal document prepared by the landlord who wishes to evict their relative from the property they currently live in. Whether the tenant broke the terms and conditions of the lease or the landlord wants them to vacate the premises without explaining their motivation, it is necessary to prepare an eviction letter in advance to give the tenant time to move out.

How to Write an Eviction Letter to a Family Member?
Follow these steps to compose a Family Member Eviction Letter:
- Write down your name and the name of your tenant. If your relative lives with their family, partner, or friends, make sure you include them in the letter as well if you plan to evict all of them.
- Confirm your intention to evict the individual named in the lease. It is up to you to provide the reason for the eviction. However, since most evictions happen due to the failure of the tenant to comply with their contractual obligations such as an inability to keep up regular lease payments or constant noise complaints from neighbors, you may indicate a legitimate reason when telling your relative why you need them to leave your house or apartment.
- State the date the eviction will take place. This date will depend on the laws of your state but at a minimum, give your family member a month to find another place to stay and handle any issues such as outstanding debt or repairs to the property they have been responsible for. Ensure the tenant knows the failure to agree to an eviction may lead to legal action.
- If you are close with your family member or you want to maintain a close relationship with them even after they do not live at the place you own anymore, try to make the letter as polite and informal as possible yet be firm in your intention to evict them. You may avoid listing any personal sentiments in the letter but be respectful and delicate when presenting or sending them this document.
- Add your contact information to let the tenant reach out to you and talk about the proper lease termination. Sign and date the letter. Make a copy of the document for your records and make sure you are delivering the eviction letter properly - either in front of the witness or via certified mail.
